			<content:encoded><![CDATA[<p>Largely driven by military relocations, Californians either relocating to a lower cost market or moving back home and retirees moving to the area from colder climates, Yuma real estate transaction volume is high relative to its estimated area population of about 190,000 people and perhaps 80,000 winter residents. Especially with military personnel stationed at Marine Corps Air Station Yuma (MCAS), U.S. Army Yuma Proving Ground (YPG), and other facilities, a short home ownership period of two to three years does not often lead to having exorbitant amounts of equity from which to pay selling costs. Since real estate commissions, title insurance, escrow fees and other charges can for some sales exceed seven to eight percent of the sales price, many Yuma sellers look for an alternative selling method to save them money.</p>
<p>&#13;For many residents of Yuma, Somerton, Wellton, Dateland, San Luis, and other cities, the decision to save money while maximizing exposure is simple. They choose a flat fee MLS listing rather than either a traditional high cost listing or selling by owner. With a flat fee MLS listing, a seller&#8217;s property is placed in the Yuma Association of Realtors MLS. This is the same multiple listing service utilized by local Yuma County real estate agents and brokers to locate properties for sale. Besides being able to find properties for their clients, agents show properties listing in the Yuma MLS knowing that there is a certain cooperative commission available to them in the event that the buyer is able to close escrow on a purchase. The most common commission figure placed in the MLS is 3%; this amount is paid from the seller&#8217;s proceeds. While this is still a lot of money, a seller with a flat fee listing would still save the commission percentage normally paid to the listing agent. So if the seller were expecting to pay 6% total commission, the commission paid would actually be half of that.</p>
<p>&#13;With the Internet becoming an increasingly common means of searching properties, Yuma sellers with an MLS listing benefit from having their listing show up on websites such as Realtor.com, Yuma Sun&#8217;s myYumaHome.com, and local large brokerage and agent websites. Many large Yuma brokers such as ERA Matt Fischer, Realty Executives of Yuma, Coldwell Banker Crimson Sky Realty, and others operate websites which allow consumers to search not only that brokerage&#8217;s listings but listings from all Yuma MLS participants. It is important to note that this search only shows a limited view of the listing as the main purpose is to compel the consumer to finish their research and obtain property showings by using the services of their brokerage. So a potential homebuyer in Canada, California, Montana, or any other locale (including local Yuma area buyers) would likely begin their research at one of the sites mentioned, then arrange for a full service buyer&#8217;s agent to email more detailed listing updates while arranging showings once ready to purchase a home. This combination of high technology with high levels of human interaction will make flat fee listings even more important in coming years as they will drive exposure of one&#8217;s property to the entire marketplace.</p>

The only problem with something like this is that you can&#8217;t do it yourself. Usually when dealing with MLS sites you will have an agent that works with you either as a buyer to find a home or a seller to sell a home. But agents can sometimes get expensive and there are recurring fees. So what can you do instead?!? Well one thing I found that really seems to help are these sites called flat fee MLS. Obviously a flat fee means you will pay a fee just one time &#8211; never again. These sites will allow you to post your home or property that you have for sale on ALL the major Realtor and Real Estate sites and the for sale by owner sites as well. </p>
<p>This means that more people will be able to see your listing but it also has a certain &#8220;professionalism&#8221; to it as well. Certainly you would get more people interested if you are on a legit site like an MLS rather than a site like Craigslist and that is the key point behind this. The flat fee is a very small fee and it&#8217;s really worth its weight in gold if you want to sell your home. No longer will you have to price your home too high to compensate for the pricey listing commissions. You also have full control over the listing &#8211; it is yours after all and you did pay for it. You will have full control over the showing of your home to buyers, determining your marketing methods, and competitively pricing your home. </p>
<p>All your pertinent info is on the listing &#8211; no one else&#8217;s &#8211; unless you choose so. The flat fee realty websites that you are going to be buying the listing package from can easily and efficiently help you post the perfect ad. In fact, once you obtain the website you want to work with you will simply select the state in which your property or home is located. You will then see the data which will tell you a little bit about the package, how it works and some additional benefits. After you read all this info you will be allowed to purchase the package. After doing so they will then contact their Licensed Broker Affiliates and give them your contact information. </p>
<p>Then, their Licensed Broker Affiliates will email, fax, or mail the forms and information they will need to create your Realtors MLS Listing. This is the same as the MLS that is used by ALL of the Realtors. Once their Licensed Broker Affiliates receive your info, they will do their best to have you LIVE on the Realtors MLS within (2) hours. They will then email, fax, or mail a copy of your Realtors MLS Listing to you for review. Once you okay the listing that&#8217;s it! You are officially live on hundreds of sites!</p>

<p>The flat fee is what you pay when you list your for sale by owner property with the MLS realty.  Some real estate companies just charge those who want to sell their home by owner a service fee to list their property on the MLS listing service.  The seller must then take care of the sale of the property on their own as this fee is simply to list the property and not to show the property.  However, as many people who are seeking a way to sell their homes are also looking for ways to save money, this often works out for them. </p>

<p>Buyers can also access the services of the MLS through a real estate agent either online or off and take a look at homes that are on the market, including those that are for sale by owner.  Many buyers prefer to purchase a home that is listed by the seller as they usually get a better deal.  This is due to the fact that the seller would normally have to pay the broker a fee to sell the property, which is usually a percentage of the sales price.  By selling by owner, the seller can save this money and pass some of the savings on to the buyer. </p>
